Weather: Tire chains are required during winter / snow season. Weather can always be unpredictable and therefore we can't promise it will snow during your stay. Additionally, unless all roads to Big Bear are closed, weather & road conditions do not apply to cancellations/refunds. Please always check Big Bear road conditions prior to your vacation. 6. Most homes in Big Bear do not have Air conditioning. However, we have a mini split AC/Heater electric system in the living room. We also have mounted wall fans in both bedrooms, as well as indoor portable oscillating fans. The cabin is located where there is a nice breeze when you open the windows and sliding glass doors. Home is equipped with a dual sided wall heater, as well as portable space heaters and extra blankets. 7. Property Check: You, the renter, are financially responsible for any damage done to the home during your stay. If you have any concerns, notice any damage or anything out of the ordinary, please contact the hosts within 1 hour of your arrival. Prior to your check in, our cabin is checked/inspected for cleanliness, damages, heat, electricity, appliances, hot water and the hot tub is working and clean upon arrival. If you fail to do so you will be responsible for the cost of the damage. 8. Please be mindful to not track wet items/shoes and/or dirty sporting goods into the tile/carpeted flooring of the cabin. (wet boots, dirty muddy shoes, bicycles, snowboards, skis, etc.) 9. Propane: We do our best to be sure that there is a propane tank with propane at the property. Since it is difficult to know how much propane is in the tank we do not guarantee that it will be enough for your use. If additional propane is needed, guests can take the empty tank to DIY hardware a short distance away for exchange. We can send a reimbursement if requested for the cost of an exchange, only if a receipt is provided. Reimbursements are only for exchanges (not new tanks) and will only be provided one time during your stay. After that, the cost is the guests responsibility. Please remember to tighten/close the propane handle when not in use. 10. **NO WOOD BURNING FIRE PITS OUTSIDE ARE ALLOWED OF ANY KIND** 11. Fireworks: Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property. 12. Illegal Use: Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits. 13. Fire Alarms/Carbon Monoxide Alarms: Tenant must notify the hosts without delay if an alarm “chirps” or has a low battery condition. 14. Pests/Insects: While staying at a property in the woods, it is normal to see critters, pests or insects (especially during Spring and Summer months). It helps to put away food, keep areas clean and remember to keep doors and screens closed to keep bugs out. We have regular pest maintenance (as do most properties here in Big Bear) and do our best to control them, but wildlife abounds here and at times, that is not possible. This is also why short term renters are required to dump their own trash. 15. Trash Removal “Clean Bear” Public Trash Sites - Big Bear does not provide trash removal for vacation rentals. Therefore, renters must remove all of your trash and are required to take their trash to the "Clean Bear" site. Failure to take trash to the sites will result in a minimum fee of $25 per bag. This is a city requirement, so no exceptions. CLEAN BEAR TRASH SITE #1 41970 Garstin Drive. BBL 92315 – 1/2 block off from Big Bear Blvd. CLEAN BEAR TRASH SITE #2 Past the Village on Big Bear Blvd and Across from the City Hall / Performing Art Center. Clean Bear Trash Site #2 is in the parking lot of the auxiliary fire station. 16. Shortened Stays and Conditions: There shall be no refunds of rents due to shortened stays or changes of plans ** Important** -- Upon Departure: 1. Leave all used beds unmade. 2. Wash all dirty dishes, dry them and put back in cupboard. Dirty dishes left behind will result in a $25 additional cleaning charge. 3. Gather used / soiled towels and place inside tub. 4. Upon final home departure, all windows and doors must be closed and locked. 5. Turn thermostat down to 55 F degrees / set to auto and spa on 95 F degrees (if applicable). 6. Check the home for forgotten personal items (especially in closet, under beds, inside linens and on the ski coat rack -- hosts are not responsible for lost/forgotten personal items) 7. A few days away from hustle and bustle just before Christmas was exactly what we needed. Such a peaceful location, and the hot tub was magical. Literally four minutes from Big Bear Mountain. The fenced in yard was perfect for our dogs.

My family and I had such an amazing stay at Chalet Monterey! The cabin is very cozy and clean, exactly as pictured with all of the amenities you need, the board games were so nice and the hot tub under the stars and pine trees was so nice and relaxing! Not to mention the view of the snowy mountains from the deck. The hot tub was already warm when we got there. The area is so fantastic, we were able to walk our dog on a lovely walking path nearby and walk to a local coffee shop and restaurant as well as the Big Bear Zoo. We will definitely be back!

This is my second stay at Robb’s place and I love everything about it. It’s cute, homey, stocked with all the amenities and conveniently located in a quiet, peaceful neighborhood. Not to mention fur family friendly! Robb is also super responsive. Have stayed at many different Airbnbs in Big Bear but Robb’s place is the new go to for me. Thanks Robb!
